Mississauga homes for sale

The city runs roughly twenty kilometres from the Etobicoke Creek in the east to the Oakville border in the west, and from Lake Ontario north to Highway 407. The Credit River cuts through the middle on a diagonal and most of the older, leafier neighbourhoods sit along it or along the lake: Port Credit, Mineola, Lorne Park, Clarkson, Streetsville, Erindale and the old Meadowvale Village.

The postwar subdivisions fill the middle: Applewood, Rathwood, Cooksville, Mississauga Valleys and Sheridan. The 1980s and 1990s master-planned communities sit west of the river: Erin Mills, Central Erin Mills, Meadowvale, East Credit and Lisgar. Churchill Meadows, the last large greenfield build, wrapped up in the 2010s along the Oakville line. City Centre, around Square One, is where almost all of the high-rise growth has landed since the 2000s, with Hurontario and Cooksville following as the LRT corridor fills in.

Detached homes are the majority of the housing stock west of the Credit River and along the lake, from 1950s bungalows in Applewood and Lakeview to the large custom builds of Lorne Park and Mineola. Semi-detached homes cluster in Malton, Meadowvale, Churchill Meadows, Cooksville and Hurontario, where they are often the entry point for a family that wants a yard and a garage without a detached price.

Townhouses come in two families: the freehold rows of Churchill Meadows, East Credit and Meadowvale Village, and the condominium townhouse complexes that dominate Erin Mills, Hurontario and Rathwood. Condominium apartments are concentrated in City Centre, along Hurontario and Burnhamthorpe, in the older towers of Mississauga Valleys and Applewood, and along the lake in Port Credit and Lakeview, where new waterfront buildings are replacing industrial land.

Mississauga has nine GO stations across three rail corridors. Lakeshore West serves Port Credit and Clarkson with trains every fifteen to thirty minutes all day. The Milton line stops at Dixie, Cooksville, Erindale, Streetsville, Meadowvale and Lisgar with rush-hour service in the peak direction. The Kitchener line stops at Malton with all-day service.

MiWay runs the bus network, with its busiest corridors along Hurontario, Dundas, Burnhamthorpe and Eglinton and a dedicated transitway along the 403 between Winston Churchill and Renforth. The Hazel McCallion light rail line under construction along Hurontario will connect Port Credit GO to Brampton through City Centre; the province has said service is expected around 2028. Highways 401, 403, 407, 410 and the QEW cross the city, and Pearson airport sits on its northeast corner.

The Peel District School Board and the Dufferin-Peel Catholic District School Board run the public schools, with French-language boards serving families who want French-first education. Attendance boundaries are drawn by the boards and do not follow neighbourhood lines exactly, which is why every guide on this site tells you to confirm a specific address with the board before you rely on it.

The University of Toronto Mississauga campus sits in Erindale along the Credit River; Sheridan College has a campus in City Centre. Trillium Health Partners runs the two hospitals: Mississauga Hospital on the Queensway in Cooksville and Credit Valley Hospital on Eglinton in Central Erin Mills.

Shopping follows the same pattern as housing: Square One and the surrounding City Centre district for the region, Erin Mills Town Centre and Heartland for the west and north, and the village main streets in Port Credit, Streetsville and Clarkson for the walkable errands and restaurants.
