Warranty, HST and the builder's contract
A home under five years old should still carry part of its Tarion warranty, which covers workmanship and materials in its first year, the envelope and mechanical systems through year two and major structural defects through year seven, and the coverage stays with the house when it resells, so request the enrolment number along with any claims history. Buying directly from a builder brings HST into the price, and most builders credit the new housing rebate inside the contract; a resale of a home someone has lived in normally carries no HST. Builder agreements also list adjustments on closing for development charges, utility meters, tree planting and Tarion enrolment, which can add thousands beyond the price, so have a lawyer cap them before you sign. On a new condominium, learn the difference between interim occupancy and final closing, because you pay an occupancy fee to the developer until the building is registered.
