Most buyers run two parallel processes (a realtor for the home, a broker for the money) and the two rarely talk until the offer is in. Here they are the same conversation: the streets we shortlist are the streets your approval can actually carry, and the approval is shaped around the homes you genuinely want, not a generic maximum.
Rate-shopping still happens. Lenders compete for the file the way they would through any broker. The difference is judgment: when a lender's condition would hurt your offer's strength, you hear about it before you're negotiating, not after. No rate promises here, ever. Just the market, shopped honestly.

What does it cost to work with you as a buyer?
In most cases, nothing out of pocket. The seller's side pays the buyer-agent commission. We'll go through exactly how that works, in writing, before you commit to anything.
What does it cost to sell?
Commission plus a few fixed costs (legal, possible staging). I'll give you a written net-proceeds estimate before you list, so the number at closing is never a surprise.
Do I need a pre-approval before we look at homes?
You can browse without one, but before we book showings it pays to know your real budget, and sellers take offers with financing letters far more seriously.
How long does it take to buy in Toronto?
Anywhere from a few weeks to a few months, depending on how specific your must-haves are. The search moves at your pace; the closing paperwork typically runs 30–90 days.
What if I'm a year away from moving?
That's the best time to talk. A year out means we can fix small things that add real value, watch the market together, and time the move instead of rushing it.
