Meadowvale Village

Meadowvale Village runs between Highway 401 on the south and Highway 407 on the north, from Mississauga Road on the west to Mavis Road on the east. Derry Road crosses it, the Credit River winds through its centre, and the 1980 heritage district sits at Old Derry Road and Second Line West.

Inside the heritage district the houses rarely exceed two storeys and carry gable roofs, wood or board-and-batten siding and, in several cases, plank-on-plank construction, on narrow streets with natural shoulders and mature trees; the occasional newer house has been slipped in on a large lot. Because the district is designated under Part V of the Ontario Heritage Act, exterior changes visible from the street need a heritage permit. Outside the core, the late-1990s and 2000s subdivisions east and west of the Credit River offer two-storey detached houses, semi-detached pairs and freehold and condominium townhouses in a heritage-inspired style with front porches and decorative verge boards, plus a pocket of larger detached homes built in the 2000s with Victorian references. Expect attached garages and builder-grade basements from that era, and check both. The Levi Creek area on the west side and the streets around David Leeder Middle School are where you will see the greatest concentration of semis and townhouses.

MiWay's 61 Mavis runs the district's east edge between City Centre and Sheridan College's Davis Campus in Brampton, local service through the old village on Old Derry Road passed to route 57 in 2019, and 42 Derry stays on Derry Road toward Meadowvale Town Centre and Malton. For trains, Meadowvale GO at 6845 Millcreek Drive and Streetsville GO are both on the Milton line, which opened on October 27, 1981 and runs peak-period trains to Union Station with GO buses in between. Drivers have Highway 401 at Mavis Road on the south edge and the tolled Highway 407 on the north, with Highway 410 a few minutes east; Toronto Pearson is reached by the 401 and 427. City Centre and the Mississauga Transitway are down Mavis Road.

The Peel board's Meadowvale Village Public School sits at 890 Old Derry Road West near the historic core, with Derry West Village Public School at 620 Twain Avenue and Levi Creek Public School at 1525 Samuelson Circle serving the newer streets and David Leeder Middle School at 6900 Gooderham Estate Boulevard for grades 6 to 8. Mississauga Secondary School at 550 Courtneypark Drive West is the public high school. Dufferin-Peel runs St. Veronica at 680 Novo Star Drive, St. Barbara and St. Julia at the elementary level and St. Marcellinus Secondary School at 730 Courtneypark Drive West. Rotherglen School's private Meadowvale campus for children from age 4 to grade 8 occupies the Gooderham manor, and the French-language boards list Ecole elementaire Le Flambeau and Ange-Gabriel. Confirm every catchment with the board, since the fast-built subdivisions have seen boundaries adjusted.

Meadowvale Conservation Area at 1081 Old Derry Road, run by Credit Valley Conservation on the site of the Silverthorne grist mill, gives you picnic grounds, fishing and the Culham Trail, which follows the Credit River floodplain south all the way to Erindale Park and north toward Brampton; watch for deer, painted turtles and salmon in season. The Silver Fox Forest woodlot on Danthorpe Drive is a smaller pocket of trees inside the subdivisions. Meadowvale Village Hall at 6970 Second Line West, an 1871 one-room schoolhouse, works as the community centre, and the old church in the district is still active. Shops and services along Old Derry Road serve the hamlet, and Heartland Town Centre at Mavis Road and Britannia Road, one of the country's largest power centres with more than 180 stores, handles the big errands. Meadowvale Theatre on Montevideo Road is a short drive west.

Meadowvale Village works for families who want a newer house with schools inside the subdivision and highway access at both ends; the semis and townhouses give first-time buyers a way in without leaving the district. Heritage buyers get something rare in Mississauga: a nineteenth-century house on a village lane, with a heritage permit process to match. Commuters heading to Brampton, the airport employment lands or the 401 corridor are well placed, while Union-bound riders should plan around peak-only Milton line trains.
