Mississauga detached homes for sale

Detached homes in Mississauga span seventy years of building. The lakeshore and the Credit River valley hold the oldest streets: 1920s cottages in Port Credit and Lakeview, 1950s ranch bungalows in Applewood and Sheridan, and the large custom rebuilds of Lorne Park and Mineola on lots that were laid out for summer homes. The 1970s and 1980s subdivisions of Erin Mills, Meadowvale and Rathwood added two-storey family homes on curved streets. East Credit, Central Erin Mills, Lisgar and Churchill Meadows finished the pattern through the 1990s and 2000s.

Lot size, street character and whether a house has been rebuilt matter more here than in most cities, because the same neighbourhood can hold an original bungalow and a new build side by side. The neighbourhood pages below show live counts, medians and price per square foot for detached homes in each community.

Where the detached homes are

Lorne Park, East Credit and Lakeview usually lead the counts, followed by Erin Mills, Mineola, Clarkson and Churchill Meadows. Central Erin Mills, Cooksville, Hurontario, Sheridan, Meadowvale and Malton follow. Erindale, Lisgar, Applewood, Rathwood, Meadowvale Village, Streetsville and Port Credit round out the list. City Centre has almost none.

Original, renovated or rebuilt

In the older communities you will see three kinds of detached listing on the same street: an original home sold for its lot, a renovated home where the shell is old but the interior is new, and a full rebuild. They price very differently and they attract different buyers. Ask when the roof, windows, furnace and wiring were done, whether any additions were permitted, and, in the lakeshore and river communities, whether the lot sits inside a conservation authority regulated area, which affects what you can build.

How the team helps

Stan Bernardo's team has sold detached homes in every community on this site, with the deepest record in Lorne Park, Mineola, Port Credit and Clarkson. Signed-in visitors see what comparable houses sold for, the sale-to-list ratio and how many days they took. For a rebuild or a lot purchase, the team can connect you with builders and planners who work in that part of the city.

Questions people ask about Mississauga detached homes for sale

Which Mississauga neighbourhoods are best for detached homes?

It depends on what you want. Lorne Park, Mineola and Port Credit for large lots and mature trees near the lake; East Credit, Churchill Meadows and Lisgar for newer family homes; Applewood, Sheridan and Clarkson for postwar bungalows with renovation potential. The neighbourhood guides explain each in detail.

Where are detached homes most affordable in Mississauga?

Malton, Cooksville, Applewood and parts of Meadowvale and Hurontario usually carry the lowest asking medians for detached homes. The live table on this page shows the current median by neighbourhood.

Can I build a new house on an old lot in Mississauga?

In most residential zones, yes, subject to the zoning by-law, the city's tree by-law and, near the lake and river valleys, Credit Valley Conservation's regulations. Lorne Park and Mineola have been rebuilding lot by lot for two decades. The team can point you to the planners and builders who work there.

Do detached homes in Mississauga have basements apartments?

Many do, and the city permits second units in most detached homes subject to registration and building code. A listing will say whether a unit is registered. An unregistered unit should be priced as a finished basement, not as rental income.
