Meadowvale

Meadowvale sits between Highway 401 to the north and Britannia Road West to the south, with Tenth Line West on the west (Lisgar beyond) and Mississauga Road on the east (Streetsville beyond). Meadowvale Village, the heritage hamlet north of the 401, is a separate community.

Meadowvale's first subdivisions went in during the 1970s and continued through the 1980s, so the streets off Battleford Road, Glen Erin Drive, Aquitaine Avenue, Montevideo Road and Derry Road West are a mix of two-storey and side-split detached homes, semi-detached pairs, link houses and condominium townhouse complexes, mostly brick and siding, on modest lots. Meadowvale Gardens at 2869 Battleford Road is a 325-unit townhouse condominium, and the towers at 2900 Battleford Road, a 15-storey building with 210 suites, 6720 Glen Erin Drive and 2929 Aquitaine Avenue supply the apartment condo stock, with rental buildings such as 6599 Glen Erin Drive alongside. Later phases added 1990s homes on the western edge near Tenth Line and along Winston Churchill Boulevard. Many original houses have been renovated, and finished basements with separate entrances are common. The premium locations back onto Lake Aquitaine, Lake Wabukayne or the connecting trail system.

Meadowvale GO at 6845 Millcreek Drive opened in 1981 on the Milton line, with rush-hour trains to Union Station, train-buses at other times, 1,600 parking spaces and GO bus routes 21, 27 and 48. The Meadowvale Town Centre bus terminal is the third-largest in MiWay's system, served by routes 10, 13, 38, 39, 42, 43, 44, 45, 46, 48, 90 and the 109 Meadowvale Express, which runs along the Mississauga Transitway to Kipling subway station. Highway 401 runs along the north edge with interchanges at Winston Churchill, Erin Mills Parkway and Mississauga Road, and the 407 is just beyond. The province has committed to two-way all-day service on the Milton line by 2031, with Meadowvale planned as the western terminus of the two-way service.

Meadowvale Secondary School at 6700 Edenwood Drive opened in 1981 and had about 1,077 students in 2025; Edenwood Middle School next door is a dual-track English and French immersion school and one of its two feeders. Plum Tree Park Public School offers English and French immersion for kindergarten to grade 6, and Settler's Green, Shelter Bay, Maple Wood, Plowman's Park and Miller's Grove serve other pockets. Catholic elementary schools include St. Richard, St. Elizabeth Seton, St. John of the Cross and St. Teresa of Avila, with Our Lady of Mount Carmel and St. Marcellinus as Dufferin-Peel high schools nearby. French-language families have École élémentaire Le Flambeau and École élémentaire catholique Ange-Gabriel. Sheridan College and the University of Toronto Mississauga are a bus ride away. Confirm the catchment for any Meadowvale address with the Peel and Dufferin-Peel boards before you buy.

Lake Aquitaine Park is the centrepiece, with a trail loop around the stormwater lake, a splash pad, sports fields and outdoor fitness equipment, and Meadowvale Community Centre and Library sits on its shore with an indoor pool, therapy pool, gym and a library overlooking the water. Lake Wabukayne, about 1.5 kilometres away, is linked by the park and trail system that also connects the schools. Meadowvale Theatre at Battleford and Montevideo is a 395-seat venue that recently reopened after renovation, and Meadowvale 4 Rinks at 2160 Torquay Mews has four ice pads. Meadowvale Town Centre is a community mall with groceries, a pharmacy and services beside the bus loop, and Derry Road West and Winston Churchill Boulevard carry the larger plazas. Across the 401, Meadowvale Village's Old Derry Road offers the heritage streetscape and Meadowvale Conservation Area on the Credit River.

Meadowvale suits first-time buyers, because semis, link homes and condominium townhouses give you a way into a detached-style neighbourhood, and it suits families who want schools, rinks, a pool and a lake within walking distance. Commuters to the 401 employment corridor or Milton line riders are well placed, and the Transitway express to Kipling helps downtown-bound households. Downsizers can stay local in the Battleford and Glen Erin towers. Investors like the rental depth created by the business park and the mix of housing types.
