Mississauga's second unit program reportedly calls for a registration application, a building permit for the work, a fire inspection and a certificate from the Electrical Safety Authority, and it sets standards for ceiling height, window size, smoke and carbon monoxide alarms, fire separation dividing the two units and a parking space. Provincial changes since 2022 reportedly permit as many as three units on many residential lots across Ontario, which does not remove the municipal registration step. A lender may also want proof the unit is legal before counting the rent toward your mortgage.
