Townhouses are how most Mississauga families move from a condo to a home with a front door and a garage. The city has two distinct kinds. Freehold townhouses, where you own the land and there is no monthly fee, are common in Churchill Meadows, East Credit, Meadowvale Village, Streetsville and Lisgar. Condominium townhouses, where a corporation maintains the exterior and common areas for a monthly fee, dominate Erin Mills, Central Erin Mills, Hurontario, Rathwood and Meadowvale.

The two types can look identical from the street and sit a block apart, so the ownership form is the first thing to check on any listing. Some freehold rows also carry a small common-element fee for a shared laneway or visitor parking, which the listing should disclose. Where the townhouses are

Churchill Meadows and Hurontario carry the largest counts, followed by Meadowvale, Erin Mills, Central Erin Mills and East Credit. Meadowvale Village, Rathwood, Streetsville, Clarkson and Applewood follow. The lakeshore communities, Port Credit, Lakeview and Mineola, have smaller pockets, many of them newer infill rows. Cooksville and Erindale have older complexes near Dundas.

Freehold or condominium

A freehold townhouse gives you the land and full responsibility for the roof, windows and driveway. A condominium townhouse shifts exterior maintenance to the corporation in exchange for a monthly fee and rules on what you can change. Neither is better in the abstract. Buyers who want predictable costs and no exterior chores often prefer condo rows; buyers who want to renovate and control their own maintenance schedule prefer freehold. Read the status certificate on any condo row and ask about the common-element agreement on any freehold row with shared elements.

Do townhouses in Mississauga come with parking?

Most have a single garage plus a driveway space. Condominium complexes may also include visitor parking. Some newer stacked and back-to-back rows have a single space only, which the listing will state.

What is a common-element fee on a freehold townhouse?

Some freehold rows share a private laneway, visitor parking or landscaping through a small parcel-of-tied-land arrangement. The monthly fee is usually modest and covers only those shared elements, not your house. The listing and the agreement will tell you exactly what it covers.
