This website is operated for Stan Bernardo, Luxury Real Estate · GTA & Mississauga, Royal LePage Signature Realty Brokerage, based in Mississauga, ON. We take the privacy of every visitor seriously. This policy explains, in plain language, what personal information is collected on this site, why it is collected, how it is protected, and the choices you have. It is written to meet the requirements of the Personal Information Protection and Electronic Documents Act (PIPEDA) and Canada's Anti-Spam Legislation (CASL).

Who is responsible for your information

Stan Bernardo is responsible for the real estate personal information you provide through this website — for example, inquiries about a property, requests for a home valuation, or details you share while working together on a purchase or sale.

This website runs on BrokerFold, a website platform for real estate professionals. BrokerFold acts as a service provider: it hosts the site, stores form submissions and account data on the agent's behalf, and processes information only as needed to operate the service. It does not use your personal information for its own marketing.

What we collect

We collect personal information in three ways:

• Forms you submit. When you use a contact form, request a showing, ask for a home valuation, or download a buyer or seller guide, we collect the details you enter — typically your name, email address, phone number, and your message or property details.
• Account activity. If you create a visitor account to save listings, searches, or view sold data, we collect your registration details and activity connected to that account — saved favourites, search preferences, and the listings and searches you view while signed in. This activity is recorded to your profile so Stan Bernardo can respond to your interests, and it is visible to Stan Bernardo in their client tools.
• Automatically collected information. Like most websites, we use cookies and similar technologies to keep you signed in, remember preferences, and understand how the site is used. This may include your IP address, browser and device type, and the pages you visit. You can control cookies through your browser settings; some site features may not work without them.

Why we collect it

• To respond to your inquiries and provide the real estate services you request.
• To provide account features such as saved listings, saved searches, and alerts.
• To send you listing updates, market information, and similar communications — only with your consent.
• To operate, secure, and improve the website.
• To meet legal and professional obligations that apply to licensed real estate professionals in Ontario.

We do not sell your personal information. Information is shared only with service providers that help operate this site (such as hosting and email delivery), with your consent, or where the law requires it.

Email, texts, and your consent (CASL)

Commercial electronic messages — such as newsletters, listing alerts, and market updates — are sent only where we have your express or implied consent under CASL. Every marketing email includes a working unsubscribe link, and unsubscribe requests are honoured promptly. If you receive text messages, you can reply STOP at any time to opt out. Withdrawing consent never affects your ability to use this website or to work with Stan Bernardo.

Sold data, registered accounts, and real estate boards

Please read this section carefully — it describes disclosures required by real estate board rules.

Sold prices and certain off-market listing information on this site are provided under Virtual Office Website (VOW) rules set by the real estate board(s) that supply the listing data, including the Toronto Regional Real Estate Board (TRREB). To view that content you must create an account with your name and a valid email address, verify the email, and accept the account terms of use. Account passwords expire and must be renewed at least every 90 days.

As those rules require, we keep a record of your name, email address, username, and password, together with an audit trail of your activity on the sold-data areas of this site. These records are retained for at least 180 days after your password expires, and they cannot be deleted earlier — even if you ask us to delete your account, these specific records are kept for the board-mandated period.

Personal information, including these registration records and audit trails, may be shared with the Toronto Regional Real Estate Board (TRREB) and any other real estate board that supplies listing data to this site, for auditing and/or legal purposes — including verifying that this website and its users comply with MLS® rules and policies. Authorized board representatives may also access this website to verify compliance.

Where your information is stored

This website runs on infrastructure operated by BrokerFold's service providers, some of which store and process information in the United States and other jurisdictions outside Canada. While your information is in another jurisdiction it is subject to that jurisdiction's laws and may be accessible to its courts, law-enforcement, and national-security authorities. Contractual and technical safeguards are used to require a level of protection comparable to Canadian requirements.

How long we keep it

• Inquiries and CRM records are retained while Stan Bernardo has an ongoing relationship with you, and for a reasonable period afterward to meet legal and professional obligations.
• Visitor accounts are retained until you ask for deletion — except the VOW registration records and audit trails described above, which are kept for the board-mandated minimum.
• Records of your email-marketing consent are retained to demonstrate compliance with CASL.

How your information is protected

Personal information is stored with reputable providers using industry-standard safeguards, including encryption in transit, access controls, and network isolation between websites on the platform. Access is limited to the agent and to platform personnel who need it to operate the service. No method of storage or transmission is perfectly secure, but we work to protect your information with safeguards appropriate to its sensitivity.

Access and correction

You may ask what personal information we hold about you, request a copy, and ask that inaccurate information be corrected or that your information be deleted where the law allows. To make a request, use the contact details below. We will respond within a reasonable time and may need to verify your identity first.

If something goes wrong

If a breach of security safeguards involving your personal information creates a real risk of significant harm, you and the Office of the Privacy Commissioner of Canada will be notified as soon as feasible, as PIPEDA requires.

Children

This website is intended for adults with a genuine interest in real estate and is not directed at children. We do not knowingly collect personal information from anyone under 16; if we learn we have, we delete it.
