East Credit

East Credit is the block between Highway 401 to the north, Mavis Road to the east, Highway 403 to the south and the Credit River to the west, across the river from Streetsville.

East Credit's housing is mostly detached and townhouse, with very little apartment stock, which is why this guide covers only those two types. The Heartland streets north of Britannia and the subdivisions around Terry Fox Way, Bristol Road West and River Grove Avenue were built from the late 1980s through the 2000s in the brick-veneer, gable-roof style of the period: two-storey detached with attached garages, semis in some blocks, and freehold and condominium townhouse rows. Credit Meadows and Credit Point, closer to the river, are older, from the 1970s and 1980s, with larger detached homes on wider lots and traditional floor plans, and Creditview Road itself carries a run of older houses on deep properties. Basements in the newer homes are often finished, sometimes with separate entrances. Backing onto the Credit River valley, a school field or a park is the premium here, so check the survey and the conservation regulation limit line for any lot near the river.

Streetsville GO at 45 Thomas Street, just across the Credit River, is the closest station, on the Milton line with rush-hour trains, extensive train-bus service at other times and 1,651 parking spaces. Meadowvale GO on Millcreek Drive is another Milton line option. MiWay route 61 runs Mavis Road, route 38 follows Creditview Road between Erindale GO and Meadowvale Town Centre, route 39 runs Britannia and route 35 runs Eglinton. Highways 401 and 403 form two edges of the community, with Mavis Road interchanges on both, and the 407 is a short drive north. To the east, the Hazel McCallion LRT is under construction on Hurontario Street; Metrolinx expects construction to wrap up in early 2028 before testing begins.

St. Joseph Catholic Secondary School at 5555 Creditview Road, opened in 1993, is the Dufferin-Peel high school inside the community, and Rick Hansen Secondary School and Streetsville Secondary School serve public students on either side. Hazel McCallion Senior Public School at 5750 River Grove Avenue sits beside the community centre, and Fallingbrook Middle School, Willow Way, Whitehorn, Champlain Trail and Edenrose public schools serve the subdivisions. Catholic elementary options include St. Gregory, Our Lady of Good Voyage, St. Valentine, St. Raymond and St. Herbert. French-language boards operate École élémentaire Le Flambeau and École élémentaire catholique Ange-Gabriel in the area. The University of Toronto Mississauga is a drive south on Mississauga Road and Sheridan College's Hazel McCallion campus is downtown. Catchments here have shifted repeatedly as schools opened, so confirm with the Peel and Dufferin-Peel boards.

River Grove Community Centre at 5800 River Grove Avenue, south off Britannia between Creditview and Mississauga Road, has an indoor pool, gym, fitness centre, squash courts and the Susan Burt art studio, with River Grove Park and sports fields around it. The Credit River valley along the west side gives you trails, fishing and the walk into Streetsville, whose Queen Street shops and Streetsville Memorial Park are across the bridge. Heartland Town Centre at Mavis and Britannia is one of Canada's largest power centres, with about 180 stores across 2.2 million square feet, including Costco, Walmart, Loblaws and Best Buy, plus a steady stream of new restaurants. Neighbourhood plazas on Eglinton, Bristol and Terry Fox Way handle groceries and takeout. The nearest libraries are Streetsville and Frank McKechnie, and Credit Valley Hospital is a short drive down Eglinton.

East Credit suits families who want a newer detached or townhouse home with a finished basement, a nearby elementary school and quick highway access, and it suits multi-generational households, since many 1990s and 2000s homes have separate basement entrances. Commuters who drive to the 401 and 403 corridors or Pearson will find it hard to beat. Investors like the townhouse rows near Heartland for their tenant demand. If you need frequent GO trains or a walkable main street, look at Streetsville across the river or the Lakeshore communities.
