Churchill Meadows

Highway 407 to the west, Britannia Road West to the north, Winston Churchill Boulevard to the east and Highway 403 to the south, with Ninth Line and Tenth Line running through the middle.

The housing stock is young and consistent. Most homes went up between the late 1990s and the late 2000s as two-storey detached houses on compact lots, semi-detached pairs and freehold townhouse rows, almost all in brick with attached garages, four bedrooms upstairs and a main-floor family room. Mattamy and other builders worked in phases, so streets share a look but the model mix varies. The east side near Winston Churchill and Eglinton is slightly older; the streets west toward Ninth Line and the community centre are newer. The current building front is Ninth Line itself, where Mattamy's The Nine is adding 119 three-storey townhomes in dual-frontage, street, back-to-back and condominium formats on the west side north of Eglinton, and similar townhouse projects are filling the last parcels along the 407 edge. Apartment towers are rare; Churchill Meadows is about houses and towns.

Highway 403 is the south boundary, with the Winston Churchill Boulevard interchange and the Winston Churchill Transitway station, opened December 31, 2016 with 300 park-and-ride spaces as the western end of the Mississauga Transitway busway to City Centre and Renforth. The 407 ETR runs along the west edge with interchanges at Britannia Road and Derry Road. MiWay routes 45 Winston Churchill, 35 Eglinton via Erin Centre Boulevard, 39 Britannia, 46 Tenth Line and 49 McDowell cover the area, and route 9 Rathburn starts at the Churchill Meadows Community Centre terminal and runs past Credit Valley Hospital and Erindale GO to City Centre. GO rail means the Milton line: Lisgar GO at Argentia Road and Tenth Line is the closest station, with Streetsville and Erindale further east, all peak-direction on weekdays. The 403 to the QEW is the usual downtown drive.

Peel District School Board elementary schools include Artesian Drive, Oscar Peterson, McKinnon and Churchill Meadows public schools, with Erin Centre Middle School and Ruth Thompson Middle School for grades 6 to 8 and Stephen Lewis Secondary School for high school; Oscar Peterson and Erin Centre offer French immersion. Dufferin-Peel Catholic students attend St. Sebastian, St. Faustina or St. Bernard of Clairvaux, then St. Joan of Arc Catholic Secondary School. Sherwood Heights, a private elementary school, opened in 2017. John Fraser and St. Aloysius Gonzaga secondary schools in Central Erin Mills are close by. The University of Toronto Mississauga on Mississauga Road and Sheridan's Hazel McCallion Campus at City Centre are the nearest post-secondary options. Attendance boundaries in a growing area are revised regularly, so confirm the assigned schools with both boards.

The Churchill Meadows Community Centre on Ninth Line, north of Erin Centre Boulevard, carries a 25-metre six-lane pool, a therapeutic pool, a triple gymnasium, a teaching kitchen and a fitness studio, and Mattamy Sports Park beside it adds two lit artificial turf fields, a skate park, a splash pad and trails along a tributary of Sixteen Mile Creek. Churchill Meadows Library is at 3801 Thomas Street, and Erin Meadows Community Centre and Library at 2800 Erin Centre Boulevard, just east of Winston Churchill, has an indoor pool. Small parks are woven through every subdivision. Shopping is plaza-based along Eglinton, Thomas Street and Tenth Line, with Ridgeway Plaza off Eglinton and Erin Mills Town Centre ten minutes east for the mall, a Cineplex and Walmart. Restaurants in the plazas reflect the Pakistani, Indian, Chinese, Filipino and Egyptian communities recorded here in the 2021 census.

Churchill Meadows suits families who want a newer detached or semi-detached house, schools built for the neighbourhood and a community centre within walking or biking distance. It works for commuters heading west on the 407 or to Oakville and Milton, and for 403 drivers to the airport corridor. First-time buyers look at the townhouse rows and the new Ninth Line towns. It is a poor match for anyone who needs GO train frequency all day or a walkable main street, since Lisgar GO is peak-only and shopping is in plazas.
