How to read a new listing
Look at the listing date and whether the seller has set an offer date. An offer date usually means the home was priced to draw competition; no offer date usually means the seller will look at offers as they come. Compare the asking price with the neighbourhood median on the community page and with what similar homes sold for, which signed-in visitors can see. Then book the showing. Photographs in this market are professional and flattering; the walk-through is where you learn the truth about a house.
