Detached Homes for Sale in Oakville

A detached house in Oakville can be a Victorian in the Old Oakville heritage district, a 1950s ranch bungalow in West Oakville waiting for its rebuild, a 1980s four-bedroom on a Glen Abbey crescent or a builder's model in Glenorchy with the driveway not yet paved, and the community code is the first clue to its era. Morrison, Old Oakville, Southwest Oakville and the lake side of Bronte carry the widest lots and most of the custom rebuilding, much of it on ravine or shoreline streets. West Oakville, Central Oakville, Ford and Clearview are the postwar grids south of the QEW, where the original bungalow or sidesplit is often the entry point. College Park, Falgarwood, Glen Abbey, River Oaks, Wedgewood Creek and Joshua Creek are the 1960s through 1990s subdivisions, and Westmount, West Oak Trails and the north supply the newer two-storeys. Stan Bernardo's team knows what each of those decades tends to hide behind fresh paint.

Reading the town by decade

Until 1960 the detached houses were the harbour town and the village: Old Oakville's streets on both banks of the creek, the Bronte cottages near the harbour and the first estates along Lakeshore Road in Morrison and Southwest Oakville. The 1950s and 1960s spread bungalows and sidesplits across Central and West Oakville, Ford and the older half of Morrison. The 1960s and 1970s built College Park around Sheridan College and Falgarwood on the ravines east of Trafalgar. The 1980s and 1990s produced Glen Abbey, River Oaks, Wedgewood Creek and Clearview, the brick two-storeys that account for more of the town's houses than any other era. Joshua Creek, West Oak Trails, Westmount and Bronte Creek followed between the late 1990s and 2010 on narrower lots with bigger interiors, and since roughly 2012 nearly all new detached construction has been north of Dundas in Glenorchy and Joshua Meadows. Along the lakeshore, teardown rebuilds have reset the age of many streets.

What to inspect in an Oakville house

The creeks set the first questions. A lot near Sixteen Mile, Bronte, Fourteen Mile, Morrison or Joshua's Creek may sit within the area Conservation Halton regulates, which governs additions, pools, walkouts and even fences close to the slope, so obtain the regulated limit and a current survey before you plan. In Old Oakville, a heritage designation or district guideline can shape what you may change on the street face. Lakeshore rebuilds are often done in stages, so pull the permit history rather than trusting the staging. On the postwar grids, check the electrical service, the sewer lateral and whether the basement has a damp history, then ask about any buried oil tank. Houses beside the QEW, the rail line, Royal Windsor Drive or Dundas Street are worth a second visit at five o'clock with the car windows down. In Glenorchy and Joshua Meadows, confirm the Tarion enrolment, read the grading certificate and ask what the vacant parcel next door is zoned for.

Questions people ask about Detached Homes for Sale in Oakville

Which Oakville neighbourhoods have the biggest lots?

Morrison, Old Oakville and Southwest Oakville, where the estates along and behind Lakeshore Road were laid out on wide, deep lots and many back onto ravines or the lake. West Oakville's 1950s streets have generous frontages too, which is why rebuilds are common there. New subdivisions north of Dundas trade lot width for floor area.

Is anyone still building detached houses in Oakville?

Yes, mainly north of Dundas Street in Glenorchy and Joshua Meadows, where builders continue to release detached phases toward the 407, and in Northwest Oakville as it opens. South of Dundas, a new detached house is almost always a custom rebuild on an existing lot, most often in Morrison, Old Oakville, Southwest and West Oakville, or Bronte.

Where are the quietest detached streets in Oakville?

The crescents deep inside Glen Abbey, River Oaks, Wedgewood Creek and Joshua Creek and the dead-end streets south of Lakeshore Road in Morrison and Southwest Oakville sit farthest from the QEW, the rail corridor and the arterials. Streets near Trafalgar Road, Dundas Street, Royal Windsor Drive and the QEW ramps bring the most noise, so listen from the driveway at the evening peak and once more after midnight.
