Reading a first-week Oakville listing
A listing's opening days tell you how the seller intends to play it. An offer date a week out with a price set below recent sales means a bidding night is planned; a price at or above the neighbours' sales with no date means the seller will take offers as they come and expects to wait. Look at the community code and the era together: a Glen Abbey four-bedroom from 1985 and a Glenorchy one from 2018 draw different buyers and different questions, the first about the roof, windows and furnace, the second about the warranty, the grading and the parcel next door. On a lakeshore or ravine lot, ask on day one for the survey and the Conservation Halton limit. On a condo, ask whether the seller has ordered the status certificate, since waiting ten days for it can cost you the suite. The team can usually see a new listing within a day of it appearing.
