Glen Abbey remains the classic address for a four-bedroom two-storey, built through the eighties and nineties on streets that loop off Dorval Drive, Nottinghill Gate and Pilgrims Way, many built with a family room behind the garage and a double driveway. River Oaks, across Sixteen Mile Creek, was built in the same period with slightly smaller lots and a stronger mix of townhouses. Joshua Creek and Iroquois Ridge North, east of Eighth Line, hold the larger executive plans from the late nineties and 2000s, typically with two-car garages and bigger footprints. North of Dundas, Glenorchy and Joshua Meadows offer four-bedroom plans on narrow lots with more storeys and less yard. For lot size and privacy, Morrison, Eastlake and the estate streets of Southwest Oakville are where the four-bedroom houses sit on wider frontages, many of them custom rebuilds.

Bedroom counts on the feed follow the brokerage's entry, and TRREB's convention allows a plus sign for rooms below grade, so a listing showing four plus one usually means four upstairs and a finished basement bedroom. Check the room list for the size of the fourth bedroom, because on many eighties plans it is small enough to serve better as an office. Look at the bathroom count alongside it: a four-bedroom plan with only one full bath upstairs will show its age on busy mornings. In the new subdivisions above Dundas, ask whether the fourth bedroom sits on a third floor, which some families like and others do not. For schools, catchments are drawn by address, so check which schools serve the actual house instead of trusting the neighbourhood name.
