An apartment suite is the simplest purchase: the corporation carries the exterior, the fee is known, and the status certificate answers three things: is the reserve healthy, is an assessment coming, may you rent the unit out. A condo townhouse brings a yard, a garage and stairs in exchange for a higher fee, and in the older complexes the question is which big items the corporation has already paid for. A stacked row in North Oakville is newer and smaller, with a warranty and an opening budget that may still be settling. A freehold bungalow gives you the land and no fee, and asks for a roof, a furnace, a panel and possibly a sewer lateral in return.
