Rathwood, Mississauga

Rathwood detached homes for sale

Detached houses in Rathwood were built mostly between 1960 and 1980 on moderate lots: two-storey colonials, side-splits and bungalows with attached garages, on quiet crescents off Rathburn Road East, Tomken Road and Fieldgate Drive. Rockwood Village, between Dixie Road and Etobicoke Creek around Garnetwood Park and Bough Beeches Park, has the larger houses and lots, and a homeowners' association that has kept an eye on the area since 1997. Because the houses are of a similar age, your inspector should focus on the roof, windows, furnace, electrical panel and any basement finishing done without permits. Original kitchens and bathrooms are common and are where renovation budgets go. Lots that back onto Etobicoke Creek carry conservation authority rules and, in exchange, a ravine outlook. The City's private tree by-law protects the larger trees on the street. Schools, Rockwood Mall, Burnhamthorpe Community Centre and the Transitway are all inside or beside the district.

Questions people ask about Rathwood

Where are the larger lots?

In Rockwood Village, near Garnetwood Park and Bough Beeches Park close to the Etobicoke Creek edge, where the neighbourhood guides note the larger and more premium homes and lots. Elsewhere in Rathwood lots are moderate and consistent with the 1960s and 1970s subdivisions.

Can I rebuild or add a second storey?

Many owners have expanded 1960s bungalows and splits. Check the zoning for height, setbacks and lot coverage, apply under the private tree by-law for any larger tree you remove, and, on creek lots, obtain Toronto and Region Conservation Authority clearance. A permit history search will tell you whether earlier additions were approved.

Is Rathwood quiet despite the highways?

Highway 403 and Eastgate Parkway form the northern edge and Highway 427 is just east across Etobicoke Creek, so streets closest to those edges hear more traffic, while the crescents deeper inside are calm. Visit at rush hour and check a property's distance to the 403 and the Transitway before you decide.
