If you are shopping for a condo in Mississauga Valleys, you are mostly choosing among towers built between 1976 and 1983: Parkway Terrace at 20 and 50 Mississauga Valley Boulevard, Parkview at 1580 Mississauga Valley Boulevard, and the Kaneff Crescent group at Burnhamthorpe and Hurontario, Obelisk I, Place IV, Place Royale and Place Avant. These are large suites by today's standards, often 1,100 to 1,400 square feet with separate dining rooms, solariums or enclosed balconies, ensuite lockers and sometimes two parking spaces. Newer options include Alba at 1 Fairview Road East and the 1300 block of Mississauga Valley Boulevard, and condominium townhouses at 180 Mississauga Valley Boulevard and on Lolita Gardens. What to check: the status certificate and reserve fund, because buildings of this age are replacing windows, balconies, garages and elevators; what the maintenance fee includes, since many older buildings bundle heat, hydro and water; whether the suite has been updated or still has original kitchens and carpet; parking and locker ownership; and the building's rules on pets and rentals.
